Before hitting the market, the perfect location was secured and negotiated that was within the rental budget and avoided long complicated approvals.

Filling a void in the Conejo Valley, the owners knew they wanted to create a hip coffee bar and music following, but needed our help. We strategized about the pros and cons of street retail v. shopping center retail, type of concessions to negotiate such as free rent and TI allowance, and the parking requirements. We worked with the ownership and anchor tenant Vons, and Five07 opened their doors on schedule with a line out the door.
